How compliant is your rental?

Twelve questions covering the rules that actually get landlords fined under the Renters' Rights Act 2025. Answer for one property.

1.Do you have a gas safety certificate (CP12) issued in the last 12 months?

Required annually for every property with a gas supply, by a Gas Safe engineer.

2.Do you have an electrical safety report (EICR) less than 5 years old?

Mandatory for all rented properties in England since 2020.

3.Does the property have an EPC rated E or better, given to the tenant?

An EPC is valid 10 years. F and G rated properties cannot legally be let.

4.Are there working smoke alarms on every floor, and CO alarms in rooms with fixed combustion appliances?

Smoke and Carbon Monoxide Alarm Regulations 2022.

5.Was the deposit protected in a government scheme within 30 days of receiving it?

DPS, MyDeposits or TDS.

6.Did you serve the deposit "prescribed information" on the tenant within 30 days?

The scheme paperwork confirming where the deposit is held.

7.Did the tenant receive the government's information for tenants at the start of the tenancy?

The statutory information sheet (formerly the How to Rent guide) — and keep proof you gave it.

8.Has the tenant been given a written statement of the tenancy terms?

Required under the Renters' Rights Act 2025 for all tenancies.

9.Did you complete Right to Rent checks on every adult occupier before the tenancy started?

Passport, share code or Home Office check — with copies kept.

10.If you've increased rent recently, did you use a Section 13 notice (Form 4A) with at least 2 months' notice?

Since May 2026 rent review clauses no longer work — Form 4A is the only route, once per year.

11.Do you respond to written pet requests within the required timeframe?

Under the Renters' Rights Act you cannot unreasonably refuse, and silence counts against you.

12.Have you assessed the risk of Legionella at the property?

A simple documented risk assessment satisfies the duty in most rentals.
